Utrecht
A new high-density city-centre district directly beside Utrecht Centraal, with Wonderwoods as its landmark.

Beurskwartier is Utrecht’s new high-density city-centre district, directly beside Utrecht Centraal, on the site of former car parks and exhibition grounds. The programme includes approximately 3,384 homes, 5,000 workplaces, two parks and a primary school, in buildings ranging from 12 to 90 metres. Its landmark is Wonderwoods, a planted twin-tower development with around 420 homes, a hotel and a museum. The district will be largely car-free, and the Leidse Rijn canal will be reopened for small boats. In January 2026, the Council of State confirmed the zoning plan, clearing the way for construction of more than 3,300 homes.
The irrevocable zoning plan, confirmed by the Council of State in January 2026, largely removes planning risk. Its location beside the Netherlands’ largest public-transport hub and the Wonderwoods landmark reinforce the area’s value.
