Winkelcentrum Woensel is a traditional shopping centre affected by long-standing vacancy and declining quality. The municipality has therefore taken the lead on its transformation into Stadshart Woensel, and is currently in a tender process to select an area partner to help shape and deliver the development over the next 15 to 20 years, supported by an active municipal land policy. There is broad support for the transformation, which has the potential to create significant social, spatial and economic value for North Eindhoven. The phased, multi-area setup allows for controlled delivery, while the municipality's strong position provides grip and predictability. Stadshart Woensel is located around the existing shopping centre, with a relatively large share of the land in municipal ownership, which makes for a relatively straightforward development opportunity. The location is connected to the HOV high-frequency public transport network, offering a direct, fast connection (10 minutes) to Eindhoven Centraal. The area is part of Brainport Eindhoven, a high-tech, knowledge-intensive manufacturing economy shaped by the post-Philips era. The programme aims for a broad mix, with a focus on enabling residents from the surrounding neighbourhoods to move up the housing ladder. Two-thirds of the programme is affordable.
