Brainport Eindhoven’s largest area development: an international gateway around the railway station.
Covering 55 hectares, Internationale Knoop XL is the Brainport region’s largest inner-city area development. It will turn Eindhoven’s station district into an international gateway. As a NOVI urbanisation area, it has national priority and public investment support, while the Brainport economy provides a strong demand base. Early city-side projects, including Edge, Lightyards and Bunkertoren, are already under construction or complete; Fellenoord follows with the Brightlight Towers. The opportunity is most relevant to investors in knowledge/office real estate and mid-market rental housing aligned with the Brainport economy (inference).
The station district will become an international gateway for the Brainport region. Its programme includes about 9,000 homes—6,000–7,000 in Fellenoord and 2,000 on the city side—plus 50,000 m² of city-side offices, an underground bus station with more than 30 stops, 7,900 bicycle parking spaces and an innovation district. The completed Bunkertoren, which houses 400 residents, and the renewed multimodal station building are the principal assets.

In January 2023, the area-development company was established, followed by construction on the city-side projects Edge and Lightyards in 2024–2025, and by the Brightlight Towers in Fellenoord in December 2025.

Internationale Knoop XL is nearby Eindhoven Central, between the PSV stadium and the Dommel, and at the heart of the Brainport region. A new multimodal hub will serve up to 150,000 passengers a day by 2040. It is set within a high-tech, knowledge-intensive manufacturing economy shaped by the post-Philips era. The residential offer targets a broad market, with predominantly affordable housing in Fellenoord and international knowledge workers.
Sustainability and the circular economy are explicit in the development framework; green space along the Dommel.
